Who operates the Site

GranParadisoVillage.com (the “Site”) is an independent neighborhood resource operated by Eric Johnston, a licensed Florida real estate broker with Hoover Realty LLC. This policy explains what information the Site collects and how it’s used.

Information you provide

The Site has no forms, accounts or sign-ups, so the Site doesn’t collect your name, phone number or other personal details. If you choose to call or text Eric from a phone link, that conversation happens outside the Site and he uses what you share only to help with your request.

Information collected automatically

Like most websites, the Site and its hosting provider automatically receive standard technical information such as your IP address, browser type, the pages you visit and the page that referred you. The Site may use cookies needed for it to work and for security. The Site also uses Google Analytics, described below.

Analytics

The Site uses Google Analytics to understand how visitors find and use it, such as which pages are viewed and roughly where visits come from. Google Analytics uses cookies and collects information like your browser type, device and the pages you visit; it doesn’t give Eric your name or contact details.

Eric, Trim My Crib, LLC and third-party vendors, including Google and Meta, use cookies and similar technologies such as pixels to show ads on sites and apps across the internet, including Google, Facebook and Instagram, based on your past visits to this website and other websites, and to measure how those ads perform.

The Site uses a Meta Pixel (ID 940803389343299) operated by Trim My Crib, LLC, a decorative carpentry business affiliated with Eric Johnston. It measures visits to the Site and may be used to show Trim My Crib ads on Facebook and Instagram to people who have visited the Site.

You can opt out of Google’s personalized advertising at Google Ads Settings, opt out of many third-party vendors’ use of cookies for personalized advertising at aboutads.info/choices or the Network Advertising Initiative opt-out page, and manage how Meta uses your information for ads in Meta’s Ad Preferences. You can also block or delete cookies in your browser settings. Opting out doesn’t remove ads; it means the ads you see won’t be based on your visits.

How information is used

This information is used to run, secure and improve the Site. Eric doesn’t sell your personal information.

Links and other sites

The Site links to other websites, including Ask Eric, the Gran Paradiso resident portal, the West Villages Improvement District, Facebook, Realtor.com and local businesses. Those sites have their own privacy practices, and the Site isn’t responsible for them.

Children

The Site is not directed to children under 13.
