Why a Gran Paradiso specialist

Eric doesn’t take buyers all over town. He works with Gran Paradiso buyers only.

Eric opened Gran Paradiso for sales and has been here since the start. He ran onsite sales for the builder/developer for over a decade, and today he and his wife Ali live in the neighborhood.

He knows Wellen Park and its neighborhoods like the back of his hand, but he uses that knowledge for one purpose: to stay informed on how Gran Paradiso compares right now. It’s there to help you compare values, not to show you homes somewhere else.

So, plainly and in a friendly way: Eric’s focus is Gran Paradiso only. If you’re also looking in other neighborhoods, you’ll want a different agent for those homes, and that’s perfectly fine. If you’re serious about a home here, Eric is the one to have on your side.

  • Here since the start

Eric watched every street go in. He knows Gran Paradiso street by street, the way only someone who opened it and lives in it can.

  • Wellen Park, for comparison only

He keeps close track of Wellen Park’s other neighborhoods and new construction for one reason: to show you exactly where a Gran Paradiso home’s value stands against them.

  • One neighborhood, full attention

Eric works only with Gran Paradiso buyers, so all of his time and attention go into Gran Paradiso homes, and into the people who want one.

Thousands of Gran Paradiso buyers

  • As the onsite sales lead who opened Gran Paradiso, Eric met and worked with thousands of buyers over more than a decade.
  • He helped more than 400 of them buy and build here.
  • He knows the questions buyers ask, what they care about, and what they later wish they’d known.

You won’t find another agent who has worked with as many Gran Paradiso buyers.

Knowing a home’s true value

Know what a home is really worth before you fall for it

If you’re serious about a home in Gran Paradiso, Eric will make sure you understand the true value of that home and how it compares to what else is available. He brings the same Gran Paradiso knowledge he uses when pricing homes for his sellers.

Straight answers, so you can make the best decision.

  • Home by home

How a home stacks up against other Gran Paradiso homes, both sold and for sale.

  • What a listing doesn’t show

Two homes can look alike online and live very differently. Eric knows what sets them apart.

  • Across Wellen Park

How its value compares with what else is available nearby, including new construction.

  • The neighborhood details

The HOA, WVID assessments and the Gran Paradiso bond, explained plainly so there are no surprises.

A straightforward approach

Simple, in writing, and up front

Touring homes with an agent works a little differently now. Here’s the rule in plain English, and how Eric keeps it simple.

  1. The rule: sign before you tour

Under the national rule changes that followed the NAR settlement, a Realtor working with a buyer needs a written buyer agreement in place before touring an MLS-listed home. That covers private in-person showings and live virtual or video tours.

  2. Eric’s own listings: nothing to sign

You can tour a home Eric has listed without signing a buyer agreement.

  3. Other listings: one simple agreement, Gran Paradiso only

To see other agents’ listings with Eric, you sign a simple written agreement that covers only the Gran Paradiso homes you see with him. There’s no long-term commitment. You’re free to do anything you want outside Gran Paradiso, including working with another agent in other neighborhoods.

  4. Compensation, clearly stated

Like every buyer agreement now, it states compensation specifically, such as a percentage or a flat fee, and says commissions are negotiable and not set by law. The terms are always discussed and agreed in writing up front.

It frees you up for anything you want outside the gate, and gives you a true professional to work with behind it.

About the rule: it isn’t a Florida statute. It comes from the National Association of REALTORS® settlement and the MLS practice changes that followed, and Florida Realtors and most Florida MLSs treat it as the start of the “sign before you show” rule. Details can vary by MLS. This is general information, not legal advice.

The rule, in plain English

What the rule is — and isn’t

Is this a Florida law?

No. It isn't a Florida statute. It came from the NAR settlement and the MLS practice changes that followed. Florida Realtors and most Florida MLSs follow it, so a Realtor working with you as a buyer will ask for a written agreement before touring an MLS-listed home.

Do I have to sign something to walk into an open house?

Generally, no. The rule isn't a law requiring everyone who walks into a house to sign something, and public open houses are generally an exception.

Does a virtual tour count?

A live virtual or video tour with an agent counts the same as a private in-person showing, so the written agreement comes first.

Can I see Eric's own listings without signing?

Yes. Eric's own listings can be toured without signing a buyer agreement. A listing agent showing their own listing is a different situation from an agent working for a buyer.

What if I also want to look in other neighborhoods?

Go right ahead, with a different agent for those homes. Eric works with buyers in Gran Paradiso only, and his agreement covers only the Gran Paradiso homes you see with him, so you're free to work with another agent anywhere else.

Are commissions set by law?

No. Commissions are negotiable and not set by law. Every buyer agreement states compensation specifically, and Eric discusses the terms with you and agrees them in writing up front.
