Venice vs. Naples: An Honest Comparison From Someone Who Knows Both

Venice or Naples? It’s a big debate on this coast, and most people weighing in only know one side. Eric knows both. He’s a rare Florida native who grew up in Naples and has lived in Sarasota County for more than 30 years. Here’s a fair look at each, with current numbers, and why so many people end up choosing Venice and Wellen Park.

Eric watched Naples grow up around him. For a long time the approach was, as he puts it, “come on in and build it, don’t worry, we’ll figure out the roads later,” and the streets got crowded. What he remembers most is when the city started investing in the details. The manicured medians that now run throughout Naples are when you really saw it turn a corner and go upscale. The lesson he took from it is that growth goes best when it’s properly managed and planned. That’s a big part of why he believes in a master-planned place like Wellen Park, where roads, trails and preserves are planned right along with the homes.

Naples taught me that how a town grows matters as much as how fast. Plan it well and it only gets better.

The short answer

Naples is more established and more expensive, and its property tax rates are lower. Venice and Wellen Park offer more home for the money, newer construction, shark-tooth beaches, spring training next door and downtown Sarasota about 45 minutes away. If you want a finished, upscale town and have the budget for it, Naples is hard to beat. Eric knows both, and his view is that Venice is the better area: more value, more room to breathe, and a historic beach town with a real city up the road.

The Sarasota advantage

A beach town with a city next door

The advantage Eric thinks gets overlooked most is Sarasota. Downtown Sarasota is about 30 miles from Gran Paradiso, roughly 45 minutes by car, and under 20 miles from historic downtown Venice. It’s a true Gulf Coast city center: walkable streets full of restaurants and galleries, The Bay park along Sarasota Bay, the purple, seashell-shaped Van Wezel Performing Arts Hall, The Ringling, and St. Armands Circle, with more than 130 shops and restaurants on the way to Lido Beach.

Eric calls Sarasota the biggest little city in Florida, and its energy doesn’t stay put. It spills south and shapes Venice. Living in Venice, you get both: a quaint, historic beach town at home and a hip, metropolitan downtown just up the road. Eric also loves the feel it gives the whole area: understated and classy, with quiet style over flash. It isn’t a keeping-up-with-the-Joneses place, and it’s sophisticated without being old-fashioned. To Eric, that combination is one of the biggest reasons Venice is the better area.

Venice gives you a quaint, historic beach town with a hip Gulf Coast city right up the road. That combination is huge.

Home prices: what your money buys

This is the biggest difference. In August 2026 the median single-family home sold for $470,000 in Sarasota County and $717,500 in the Naples market. Inside city limits the gap is wider: over the summer of 2026, the typical sale in the City of Naples ran roughly three times the typical sale in the City of Venice.

That reflects decades of demand, not a flaw. But the budget for an older Naples home often buys a newer, larger one in Wellen Park. See current listings or Eric’s Pricing Data Base.

Property taxes, insurance and HOA/CDD fees

Naples wins on tax rates: about 9.05 mills in the City of Naples for 2025, versus about 14.93 in the City of Venice and 14.51 in the City of North Port, which includes Gran Paradiso. Lower Venice-area prices narrow the gap, so compare actual bills.

Insurance is priced house by house: roof, construction, windows and doors, elevation and flood zone. Florida law requires insurers to offer wind-mitigation discounts for code-compliant features, which newer homes tend to have.

HOA and CDD fees are common in both places. Gran Paradiso, like much of Wellen Park, is in the West Villages Improvement District, which funds infrastructure through tax-bill assessments. Many newer Naples communities have CDDs too. Ask Eric about Gran Paradiso’s documents and fees.

Beaches: shark teeth vs. sugar sand

Naples beaches are classic Florida: soft sand and famous sunsets. The Naples Pier is being rebuilt after Hurricane Ian, with completion expected in 2027.

Venice beaches are known for fossil shark teeth, and Caspersen Beach is the classic spot. Its road and parking washed out in the 2024 storms, so for now you walk or bike in from South Brohard Park. See all 16 beaches near Gran Paradiso on Location is Everything.

Downtowns: Venice Avenue vs. Fifth Avenue South

Fifth Avenue South and Third Street South are Naples at its most polished: galleries, boutiques and sidewalk dining. Historic Venice is smaller and slower. It was laid out from John Nolen’s 1926 plan, with palm-lined Venice Avenue leading toward the Gulf (read the History of Venice). Downtown Wellen, about 1.3 miles from Gran Paradiso’s gate, adds lakeside dining, shops and live music.

Arts and culture

Naples has a true cultural anchor in Artis—Naples, home to the 1,477-seat Hayes Hall, The Baker Museum and the Naples Philharmonic.

Sarasota County’s arts life is spread out and homegrown. Venice has the 1,090-seat Venice Performing Arts Center and Venice Theatre, whose rebuilt mainstage reopens in February 2027, and Sarasota adds Asolo Repertory Theatre, Sarasota Opera and the Sarasota Ballet. Eric believes this artistic spirit is what makes Sarasota County different. It doesn’t just entertain people, it inspires them.

Golf, boating and the outdoors

Naples has long been known for golf; Wellen Park has its own 18-hole golf and country club community. Naples boaters head out through Gordon Pass toward the Ten Thousand Islands; Venice boaters have the Intracoastal and the Venice Inlet. For dining, see Eric’s Local Recommendations.

Naples is the gateway to Corkscrew Swamp Sanctuary’s 2.25-mile boardwalk through old-growth bald cypress and to the Everglades. From Venice, Myakka River State Park protects more than 37,000 acres, and the paved Legacy Trail runs from the historic Venice Train Depot all the way to downtown Sarasota. Eric believes Florida’s natural beauty must be cherished and protected, which is one reason he loves that more than 60% of Gran Paradiso is preserve and lakes.

Airports, traffic and the season

From Gran Paradiso it’s about 25 miles to Punta Gorda (PGD), 36 to Sarasota-Bradenton (SRQ) and 63 to Southwest Florida International (RSW). From downtown Naples, RSW is about 36 miles. Both towns are busiest in winter and spring, when US-41 and I-75 slow down.

Hurricanes and flooding: the honest version

No part of this coast is immune. Hurricane Ian came ashore at Cayo Costa as a Category 4 in 2022 and pushed a damaging surge into Naples. Hurricane Milton came ashore near Siesta Key, in Sarasota County, as a Category 3 in 2024. Risk comes down to each property’s elevation, flood zone, evacuation zone and construction. Being a few miles inland, like Wellen Park, generally reduces storm-surge exposure but not wind exposure.

Spring training in our backyard

Every February and March the Atlanta Braves train at CoolToday Park, about 3 miles from Gran Paradiso. The ballpark opened in 2019 and hosts events year-round.

New construction vs. established neighborhoods

Naples offers mature landscaping and a finished feel. Wellen Park is still growing: about 10,000 residents today, about 22,500 homes planned, and No. 3 among the nation’s top-selling master-planned communities at mid-2026. Gran Paradiso offers both: settled, with wider homesites than many newer neighborhoods, and close to everything new. Explore Gran Paradiso Life.

Why Eric believes Venice is next

Eric believes Venice is the better area, and that Venice and Sarasota County are destined to be the hottest place to live on this coast. His reasons: beaches that still feel local, a historic small town with downtown Sarasota up the road, an arts scene that inspires, protected nature close by and prices that still leave room to breathe. Naples has real strengths, from its polished downtown to its lower tax rates. Naples got there first. Venice is getting there now.

Which is right for you?

Naples may fit if you: want an established, upscale town; rank the lowest tax rate first; want Artis—Naples, Corkscrew and the Everglades close by; or fly from RSW often.

Venice and Wellen Park may fit if you: want more home or a newer home for your budget; love a historic beach town with downtown Sarasota up the road; want Sarasota’s arts, Myakka and the Legacy Trail; want spring training and daily errands minutes away; or prefer PGD or SRQ.

Eric’s own answer is Venice, but the right choice depends on what you value most. Talk with someone who has lived in both. Eric and Ali can help you buy in Gran Paradiso or sell your Gran Paradiso home.
