Living in Wellen Park, Florida: A Local's Guide

I grew up in Naples and have called Sarasota County home for more than 30 years, so I’ve watched this corner of Southwest Florida grow up in real time. And what grew up right outside our gate is something else: Wellen Park, with a lakefront downtown, a big-league spring training ballpark and more than 40 miles of trails. It ranked No. 3 among the nation’s top-selling master-planned communities in RCLCO’s 2026 midyear rankings.

Ali and I live in Gran Paradiso, and here’s the part that still makes us smile: almost everything on this page is a few minutes from our front door. Coffee on the lake. Kayaks for rent at the water’s edge. Live music on a Thursday night. The Braves in February. This guide is what everyday life in Wellen Park actually feels like, from two people who live it.

What is Wellen Park?

The Wellen Park logo sculpture: sun and waves, for the name that means “waves.”

Wellen Park is a master-planned community on Florida’s Gulf Coast, west of I-75 and reached from US-41 (Tamiami Trail) and River Road. Its developers plan more than 50,000 residents and about 22,500 homes at full buildout. About 10,000 people live here today. The name comes from “wellen,” which means “waves” in German and “wellness” in Dutch.

The community is organized into three districts, which are basically just locational labels:

  • West Villages: the original, most established area (the community was called West Villages before it was renamed Wellen Park). Gran Paradiso is here.
  • Downtown Wellen: the lakefront town center on the Grand Lake.
  • Playmore: the area around CoolToday Park, spring training home of the Atlanta Braves.

Venice, North Port or Sarasota County? This is the question I get most. Wellen Park homes have a Venice, FL 34293 mailing address, but Wellen Park is not part of the City of Venice. Depending on where you are, you’re in the City of North Port or unincorporated Sarasota County. That decides things like which local government handles permits and code enforcement and which city taxes appear on your bill. Gran Paradiso, for example, is in the City of North Port.

Mornings on the Grand Lake

Morning on the Grand Lake waterfront in Downtown Wellen.

1.3 miles from the Gran Paradiso main gate to Downtown Wellen, about 4 minutes by car

Get down to the lake early, before the shops open. The water is flat and silver, the palms are still, and the only sounds are birds and the slap of running shoes on the boardwalk. The 80-acre Grand Lake has 2.8 miles of paths along the water, so you can do a full loop, grab a coffee and still be home before most people have checked their email.

Ali is a runner and I’m a cyclist, and a wide, flat, lakeside loop with a coffee shop at the end is exactly the kind of thing we look for. Nobody’s in a hurry. Neighbors stop to talk. Somebody’s dog always wants to say hello.

By mid-morning the lakefront wakes up. Kids run through the fountains at the splash pad, there’s a ping-pong table right on the waterfront plaza, and the Adirondack chairs under the oaks fill up with people who just came to sit and look at the water. It’s hard to believe this is a few minutes from home.

Kayaks, paddleboards and pedal boats

You don’t need to own a single piece of gear. Wellen Park Outfitters, in the red-towered building on the lakefront, rents kayaks, paddleboards, pedal boats (up to four people), bikes and e-bikes, and launches you right off the floating dock. Wellen Park lists the first 30 minutes of any rental as free, which makes it easy to say yes to a spur-of-the-moment paddle with the grandkids or out-of-town friends. The Outfitters is open Wednesday through Sunday.

Out on the water, Downtown Wellen looks completely different. You see the whole skyline of shops and restaurants from the middle of the lake, and at golden hour the light turns everything gold.

Downtown Wellen: eat, drink, linger

Sunset on Downtown Wellen’s main street.

1.3 miles from our gate. Dinner downtown is a 4-minute drive, not a trip.

Downtown Wellen is the heart of Wellen Park, and it’s built to be walked. Brick paving, palms, shade sails over the plaza, patios full of conversation, and the Grand Lake at the end of every street. Park once and you can spend the whole evening on foot.

Here’s how an evening goes for us:

  • Coffee or ice cream at Foxtail Coffee. Opens at 7 a.m. for the coffee crowd, and they also scoop Kelly’s Homemade Ice Cream and serve beer and wine.
  • A drink on the roof at Oak & Stone. Its 1,000-square-foot rooftop patio looks right out over the Grand Lake, there’s a 50-tap craft beer wall downstairs, and weekend brunch.
  • Dinner at The Banyan House. Downtown’s landmark lakefront restaurant, known for citrus-wood-fired steaks and seafood. Grab a table near the windows at sunset.
  • Something casual at the food-truck court. Container kitchens and food trucks under the palms, with café tables and string lights overhead. Perfect when nobody can agree on dinner.

The second phase of Downtown Wellen (44,000 square feet, fully leased) has started opening new shops and restaurants, so there’s always something new to try. For the places Ali and I keep going back to, see our favorite restaurants.

Something going on most nights

This is the part that surprises people. Wellen Park isn’t just pretty. It’s busy, in the best way.

  • Fresh Harvest Farmers Market, every Sunday, 9 a.m. to 1 p.m. Fresh produce, seafood, plants, flowers and artisan goods in Downtown Wellen. Bring a bag and an appetite.
  • Wellen Park Night Market, the second Thursday of every month, 6 to 9 p.m. Local makers, artists and food vendors, plus Dueling Pianos taking song requests all night.
  • Live music at Solis Hall. The outdoor stage on the lakefront brings in bands and musicians, and the Great Lawn next to it is made for lawn chairs and blankets.
  • Fitness classes, walking and running groups and seasonal festivals fill in the rest of the calendar.

Between events, the shady deck under the Heritage Tree, a sprawling live oak beside the Grand Lake, is a favorite spot to sit and catch up with neighbors.

Play ball: Braves spring training, 3 miles away

Aerial view of CoolToday Park, spring training home of the Atlanta Braves, in Wellen Park, Florida
CoolToday Park, the Braves’ spring training home since 2019.

About 3 miles from the Gran Paradiso main gate to CoolToday Park, about 8 minutes

Every February and March, big-league baseball comes to our neighborhood. CoolToday Park has been the Atlanta Braves’ spring training home since it opened on March 24, 2019. Picture a warm afternoon in the stands, the crack of the bat, a cold drink in your hand, and you’re home before the traffic would have cleared at most ballparks.

The rest of the year, the Tomahawk Tiki Bar & Grill stays open, the Braves’ Florida Complex League plays in summer, and the ballpark hosts concerts, festivals and community events.

Fetch: the dog park everybody talks about

1.4 miles from our gate to Fetch Dog Park

If you have a dog, you’ll be here a lot. Fetch Dog Park opened on the Downtown Wellen waterfront in March 2026: 2 fenced acres with agility equipment, shade and seating. Dogs run, owners talk, and somehow everybody ends up knowing each other’s dog’s name before their own.

40+ miles of trails, and a ride to the Legacy Trail

A lakeside path along the Grand Lake in Downtown Wellen, part of Wellen Park’s growing network of trails and pathways.

Wellen Park reports more than 40 miles of trails and pathways linking neighborhoods, parks, lakes, preserves and Downtown Wellen, and it keeps adding more. In 2026 it opened three new nature trails, including the 3-mile Oakheart Trail (with a fishing pier and a lakeside dock that’s a great sunrise spot) and The Greenway, a 0.75-mile path with a pollinator garden that leads into Downtown Wellen. The new trailheads have route maps, with mile markers every half mile.

For longer rides, the Legacy Trail is one of the best paved rail trails in Florida. It isn’t connected to Wellen Park’s paths, but it’s an easy drive: its trailhead at the historic Venice Train Depot is about 8½ miles from our main gate, and from there it runs north to downtown Sarasota. The trail’s North Port Connector starts at the end of West Price Boulevard in North Port. As a cyclist, having both this close is a gift.

The Gulf in about 15 minutes

7½ miles from our gate to Manasota Beach, about 14 minutes

This is still Florida’s Gulf Coast. Manasota Beach is about 7½ miles from Gran Paradiso’s main gate and Venice Beach, famous for shark teeth, is about 9 miles. Morning beach walk, lunch back home, afternoon by the pool. That’s a normal Saturday here. The full list of 25 beaches, closest first, with drive times, is on Location is Everything.

Wellen Town Center: coming right next door

Wellen Town Center is coming to the corner of US-41 and West Villages Parkway, right next to Gran Paradiso. Benderson Development (the company behind University Town Center in Sarasota) plans a roughly 52-acre, 500,000-square-foot shopping, dining and entertainment destination. The City of North Port approved the first stage of site work in June 2026, and Benderson announced in August 2026 that it had broken ground. No tenants or opening date have been announced yet. I track every public update on my Wellen Town Center Updates page.

For everyday errands, Publix at West Villages Marketplace, ALDI, Costco, Ace Hardware and more are already minutes away. My Location is Everything page maps the drive times.

Schools in and near Wellen Park

Wellen Park is served by Sarasota County Schools, an A-rated district.

  • Wellen Park High School opened in August 2026 on an 81-acre campus, the first new public high school in Sarasota County in decades.
  • Taylor Ranch Elementary (Pre-K–5) and Venice Middle School (6–8) are public schools that commonly serve Wellen Park families.
  • College Preparatory Academy at Wellen Park is a tuition-free public charter school for K–8.

  • Beyond high school: State College of Florida’s Venice campus and Suncoast Technical College in North Port.
  • Sarasota County Schools has also announced a future public K–8 campus next to Wellen Park High on River Road. No opening date has been set.

School zones depend on your exact address, so always confirm with Sarasota County Schools’ school-locator before you buy.

  • Sarasota Memorial Hospital–Venice is a short drive north.
  • Sarasota Memorial Hospital–North Port is under construction at I-75 and Sumter Boulevard, with opening set for late 2028.
  • Sarasota Memorial also owns a 28-acre site in Wellen Park zoned for hospital and medical use, but hasn’t announced a timeline for it.

HOA fees, assessments and the cost of living

Here’s the short version, in plain English:

  1. HOA. Each neighborhood in Wellen Park has its own homeowners’ association, and what’s included varies (amenities, landscaping, gate staff, sometimes cable/internet). Ask for the current HOA budget for any home you’re considering.
  2. Community assessments. Most homes in Wellen Park, as in other master-planned communities, carry a community development (improvement) assessment on the annual property-tax bill, separate from the HOA. Some homes also carry a bond balance that can be paid off. It varies from home to home, so ask me for the numbers on any home you’re considering.
  3. Taxes and insurance. Florida has no state personal income tax. Property taxes depend on the home’s value, your homestead status and whether you’re in North Port or unincorporated county. Get homeowners (and, if needed, flood) insurance quotes early. Atlantic hurricane season runs June 1–November 30.

I don’t publish fee numbers here because they change every year. For current figures on any Gran Paradiso home, just ask. For what homes have actually sold for, see my Pricing Data Base.

The Best Address in Wellen Park

Of course I’m biased: Ali and I chose Gran Paradiso for ourselves. But read this page again and notice how often you saw “a few minutes from our gate.” That’s the point. Gran Paradiso puts you close to everything that makes Wellen Park fun, and then gives you a quiet, gated place to come home to.

  • Location: about 1.3 miles from Downtown Wellen and the Grand Lake, about 3 miles from CoolToday Park, about 7½ miles from Manasota Beach, and right next to the coming Wellen Town Center.
  • Room to breathe: more than 60% of the neighborhood is preserve and lakes, with wider homesites than in many newer neighborhoods and 25+ miles of sidewalks behind the gate.
  • A real resort clubhouse: a gated, Tuscan-inspired community with a resort-style pool and spa, fitness center, tennis and pickleball, and an active calendar of clubs and events.
  • Established and finished: mature landscaping and no construction next door.
